Non-compliance with MEES could result in enforcement action and a fine. For breaches with a length of less than three months, the maximum penalty for commercial properties is £5,000 or 10% of the rateable value of the property. For breaches with a length of more than three months, the penalty doubles: the maximum penalty is £10,000 or 20% of the rateable value of the property. EPC Breakdown

Energy has emerged as a critical economic issue and top priority for policymakers. Unsustainable energy supply and demand have serious implications for everything from household budgets to international relations. Buildings are on the front line of this issue because of their high consumption of energy. Studies have repeatedly shown that efficient buildings and appropriate land use offer opportunities to save money while reducing greenhouse gas emissions. After a consultation in December 2020, the government have announced changes to the Minimum Energy Efficiency Standards for England and Wales. The government have proposed that all rental properties will need an EPC rating of ‘C’ or above by 2025. Similar to the previous changes, the new regulations will be introduced for new tenancies first, followed by all tenancies from 2028. The UK Government recently launched its and Buildings Strategy, which sets out how the UK will decarbonise residential homes and commercial buildings to reach net-zero carbon emissions by 2050. A critical component of the strategy is making homeowners aware of their home energy consumption. Currently, the easiest way to find this information is in an Energy Performance Certificate (EPC). Enforcement agencies have the power to investigate and request a copy of the Commercial EPC, the accompanying recommendations report and any applicable air-conditioning report. The responsible person has 7 days to produce this documentation upon request by an enforcement agent. Maximising potential for epc commercial property isn't the same as meeting client requirements and expectations.

Every EPC is based on the same criteria, which makes it easy to compare the energy efficiency and running costs of different properties. That being said, estimated running costs are based on average energy prices at the time of the inspection. This means that the information on the EPC could be up to a decade out of date. A property can only have one valid commercial EPC at any one moment. Please note if the building goes through a significant update, i.e. change of use, changes to the fabric, significant extension additions to the property and/or changes to the provision of fixed services then a new EPC will have to be produced. All tenants must be provided with a copy of the property’s energy performance certificate upon move-in. Energy Performance Certificates And Compliance

Energy performance Certificates are a mandatory requirement for anyone selling or letting out a property An Energy Performance Certificate (EPC) provides information on a property’s energy use and to give an indication of the typical energy costs. An EPC provides a record of the energy efficiency rating of a building. The building is assessed on a scale from A (most efficient) to G (least efficient). It also recommends improvements that could upgrade this rating, such as installing internal and external wall insulation, replacing the boiler with a more efficient model, or installing double-glazed windows. New homes are rated between A and C and older homes between E and G. The average rating is D. If your EPC rating is low you may have to deal with an EPC Certificate cost. More specifically, if your rating is below E, it's illegal to rent or sell your property. Not only that, but also a low rating like the one mentioned affects your home's value and salability. As reasonable, an EPC Certificate cost is worth paying for in order to improve your home's energy efficiency. Others offer variable rates for different sized properties and needless to say the low price only applies to a one bed property.
